On behalf of a major international investor, we are seeking an office building or income-generating commercial property in prime locations across Prague. Our primary focus is on fully or predominantly leased office properties with a minimum usable floor area of 4,000 m², stable rental income and strong long-term investment potential.

The investor prefers established office buildings with a high-quality tenant portfolio and long-term lease agreements. Key investment criteria include a prime location, stable financial performance and a minimum target annual yield of 5%. There is no predefined purchase price limit.

What Types of Properties Are We Looking For?

Location: Prague 1, particularly Wenceslas Square, Republic Square (Náměstí Republiky) and the surrounding areas. We are also interested in Prague 5 – Anděl and Prague 4 – Pankrác. Established business districts with excellent transport accessibility are preferred.

Property Type: Office and administrative buildings, as well as mixed-use properties with predominantly commercial use and stable rental income.

Property Size: Minimum usable floor area of 4,000 m².

Occupancy: The property must be leased and generate stable rental income. We prefer high occupancy rates, financially strong tenants and long-term lease agreements.

Property Condition: High-quality, well-maintained and fully operational properties suitable for long-term investment ownership are preferred.

Required Yield: Minimum target annual investment yield of 5%.

Investment Volume: No predefined purchase price limit. The key considerations are financial performance, property quality and long-term income stability.

Transaction Structure: Preference is given to the acquisition of a property-owning company (share deal / SPV). Direct property acquisitions (asset deals) will also be considered.

Investment Strategy: Long-term ownership of commercial real estate focused on generating stable rental income, maintaining high-quality tenant relationships and preserving or increasing the property's investment value.
