On behalf of a major Czech real estate investor, we are seeking income-generating commercial properties offering stable returns and long-term investment potential. Our primary focus is on office buildings, mixed-use properties, logistics and industrial facilities, and retail parks in Prague and the surrounding areas.

We prefer fully operational, income-producing properties in good technical condition that require no significant additional capital expenditure and generate stable rental income.

What Types of Properties Are We Looking For?

Location: Prague and the surrounding areas, preferably well-connected locations with stable long-term demand for commercial space.

Property Type: Office buildings, mixed-use properties, warehouses, logistics and industrial facilities, commercial buildings and retail parks.

Required Yield: Minimum Net Operating Income (NOI) yield of 6.5% per annum, calculated as annual NOI relative to the purchase price.

Occupancy: Minimum occupancy rate of 80%, with a preference for long-term lease agreements and a stable tenant base.

Property Condition: Good to excellent. We prefer properties that do not require major renovations or significant additional capital expenditure.

Investment Volume: CZK 50–300 million.

Transaction Structure: Both direct property acquisitions (asset deals) and acquisitions of property-owning companies (share deals) will be considered.

Investment Strategy: Long-term ownership focused on recurring rental income, stable cash flows, and the preservation and appreciation of property value.
