Looking to Acquire an Office Building in Prague

 

On behalf of a Czech investment family residing abroad, we are seeking a smaller office building in Prague offering stable rental income and long-term capital appreciation potential. Our primary focus is on commercial properties in attractive locations across Prague, including the wider city centre and well-connected suburban areas.

We prefer office buildings in good technical condition that do not require significant additional capital expenditure. We are interested in both fully leased properties generating stable rental income and buildings offering potential for further commercial use, expansion or redevelopment.

What Types of Properties Are We Looking For?

Location: Prague, particularly the wider city centre and suburban areas with excellent transport accessibility and attractive locations for commercial use.

Property Type: Smaller office and administrative buildings suitable for long-term investment ownership.

Property Condition: Good to excellent. We prefer well-maintained, fully functional properties that do not require major renovations or significant additional capital expenditure.

Occupancy: Any occupancy status will be considered. Long-term lease agreements and a stable tenant base are an advantage but not a requirement.

Development Potential: Opportunities for building extensions, additional construction or more efficient use of existing space are considered a significant advantage.

Required Yield: Target annual investment yield above 5%.

Investment Volume: Up to CZK 300 million.

Investment Strategy: Long-term ownership of an office property focused on generating recurring rental income, maintaining investment stability and achieving potential capital appreciation through lease optimisation or further property development.
