Completion of Phase 2 of Rezidence Pod Karlovem and Launch of a New Project on Žitná Street
At Porta Invest, we continue to expand our development activities and are pleased to share two major updates: the successful completion of Phase 2 of Rezidence Pod Karlovem and the launch of our largest project to date – Žitná, Prague 2.
Successful Completion of Phase 2 of Rezidence Pod Karlovem
The Rezidence Pod Karlovem project (podkarlovem.cz) has now entered its final stage. As part of the second phase, we have:

Completed and obtained occupancy approval for the last units in the building,

Renovated the underground floor, creating new storage rooms,
-
Enhanced two units with private gardens – a benefit that is truly a luxury in the heart of Vinohrady.
With this, we have concluded another successful chapter of a project that has found its place on Prague’s real estate map and brought satisfaction to both new owners and tenants.
New Project: Žitná, Prague 2
In April 2025, we acquired an attractive property on Žitná Street in Prague 2. The acquisition was financed through a combination of a bank loan, our own funds, and investor capital.
Currently, maintenance work is underway to prepare the property for the first tenants, who are expected to move in at the beginning of September 2025.
Office spaces are already being offered for lease through real estate portals such as sreality.cz.
Our Vision for Žitná
We plan to create a residential project that will combine both investment and owner-occupied housing:

Approximately two-thirds of the units will be designated for investors for short- to medium-term rentals (studio apartments),
-
The remaining one-third will be suitable for owner-occupied housing (1-bedroom and 2-bedroom apartments with terraces or private gardens),
-
Installation of parking stackers in the courtyard to provide convenient parking in the city center,
-
Quiet living – around 75% of windows will face the peaceful courtyard,
-
Four units will feature private gardens.
The total net floor area of the apartments will reach almost 3,000 m², and the project’s expected revenues will exceed CZK 500 million. This is the largest development project in Porta Invest’s history.
