When is the right time?
If you are considering solving your housing needs and are wondering if now is the right time, then the answer is certainly yes.
I am not basing this statement on whether mortgage interest rates are favorable right now, nor on how the housing market will develop in the near future. I am basing this purely on the situation of a person who needs to solve their own living situation. Why do I think this? If you are thinking about investing in real estate and are looking for a short-term or medium-term outlook and profit, that is a different matter. In that case, you will have to do the math carefully. But if you are looking for housing for yourself, your loved ones, and your family, there isn’t much to think about.
In the long run, acquiring your own housing pays off practically every time. And it is not just about the fact that apartment prices rise constantly over the long term. It is also about the fact that through your housing, you want to solve something far more important—the development of your own relationships or space for your growing children. For all of that, you need a good background. It is a great shame to let this slip through your fingers, because in ten or fifteen years, your children will likely need something completely different. In short, it is not just about the price of those walls and bricks; it is about why and for what purpose you actually want to reside and live. I have never met a person who told me: "I shouldn't have bought that apartment back then; things would be simpler for me today." On the contrary, everyone laments: "If only I had bought it back then, I thought it would be easier later..."
Do not let opportunities escape you. The most precious thing we have is time.
Choose carefully
Once you decide to acquire a property, are there any criteria on which to base your choice? I offer one rule: Distinguish between what can be changed and what cannot.
Don't like the bathroom tiles? Don't like the ergonomics of the kitchen unit? Don't like the broken access road? All of that can be changed! Maybe not immediately, but eventually, certainly yes. However, you certainly won't change the specific location, the direction from which the sun shines on you, whether you are on the ground floor or an upper floor, or if the wind brings unpleasant odors from the surroundings. Changing neighbors isn't very simple either. Also, look closely at what you are buying. Do not be afraid to invite an expert to look at how the house is built, to check if something was skimped on that might backfire later. Simply put, the rule applies again: think long-term.
