In the zoning plan, the land is considered as a purely residential area with the designation BC-2 and is located in the protection zone of the Průhonický Park. The building permit has already been issued for the construction of a family house S4 including two garages and utility connections.

All utilities - water, sewerage, electricity and gas - are connected to the plot. During the preparation of the project, insufficient sewerage capacity was found, which resulted in the conclusion of a contract with the municipality for the construction of a sewage treatment plant. This is a costly investment project for the municipality, but the contract gives us the space to build our own sewer and water connections to the existing sewer and water lines. Therefore, not only the land itself is part of the sale, but the price also includes the construction of the connections to the sewer and water lines, their installation with a water meter and a water meter shaft, which will be built at the seller's expense.

In order to improve the design and make the appearance of the investment project more attractive, a study has been commissioned in 2023 as part of the pre-completion alterations to the development, with and without underground garages.
